Seismic renovation and conversion
of an historic landmark into performance theaters and
affordable housing. The project involved considerable
modification to the concrete encased steel framing to
accommodate two acoustically isolated performance theaters,
and a penthouse addition housing administrative offices,
rehearsal room and scene shows. The seismic resistance
of the structure was improved to FEMA 178 standards
through the addition of reinforced concrete shearwalls
and strongbacking of existing unreinforced masonry partition
walls.
